Board Members,
I want to share a vision and potential long-term goal for Silverbackz Athletics Association LLC (SAA) involving the possible purchase of land located off South College and the development of a permanent gym and Family Center. We could cutt cost by locating warehouse, gut out and turn into a facility for $75,000 and rent roughly $5100 or read below for a permanent solution. Im open to both!!
I want to make it very clear that this proposal is NOT a request for any Board member to personally invest money, co-sign a loan, guarantee financing, or assume any financial obligation.
The purpose of bringing this vision before the Board is simply to allow everyone to understand the direction we are considering and to give Board members an opportunity to share ideas, suggestions, resources, connections, and guidance that may help us develop the best possible plan.
The proposed SBA-backed business loan would be acquired by Silverbackz Athletics Association LLC and would remain solely the financial obligation and responsibility of SAA, subject to the final terms and guarantees required by the lender.
No Board member is being asked to assume responsibility for repayment of the loan or personally guarantee the project.
Our goal is to develop a financial structure that allows the facility to support its obligations through sustainable business operations, while also pursuing grants, sponsorships, and other funding opportunities that may reduce the overall amount SAA must finance.
The vision is to purchase property and construct a fabricated gym and Family Center that could become the permanent home of SAA, the DSAA Foundation, and our athletic and community programs.
The gym could support basketball training, travel teams, leagues, tournaments, camps, showcases, post-grad programs, recruiting events, community events, and facility rentals.
The Family Center could provide administrative and professional office space for Silverbackz Athletics Association, the DSAA Foundation, Grace Realty, and our family tax business, along with space for meetings, mentorship, educational programs, college preparation, and community outreach.
Grace Realty and the tax business could have the opportunity to operate from office space within the Family Center. Any future business arrangement regarding that space would be discussed and agreed upon separately. This proposal itself is not asking either business or any individual to make an investment.
A major goal is for the facility to generate enough consistent revenue to support its operating expenses and SAA's financing obligations.
Potential revenue sources include monthly training and membership dues, travel-team fees, leagues, tournaments, gym rentals, camps, showcases, post-grad and recruiting programs, sponsorships, ticketed games, concessions, merchandise, special events, and other facility rentals.
The DSAA Foundation could separately pursue eligible grants, charitable donations, and sponsorship opportunities for qualifying nonprofit programs and community initiatives.
At this stage, I am asking for your ideas—not your money.
I would like the Board to help us think through the vision, identify opportunities and potential challenges, recommend resources and professional contacts, and provide input on how we can make this project financially sustainable and beneficial to the community.
Before any major commitment is made, we would need to evaluate the property, zoning, utilities, site-development costs, fabricated-building costs, SBA financing requirements, insurance, operating expenses, projected revenue, grants, and other funding opportunities.
Our goal is bigger than simply building a basketball gym.
The vision is to create a Silverbackz Family Center where athletics, business, education, mentorship, faith, and community development can operate together under one roof.
If we approach this responsibly, this facility could give SAA a permanent home, create new sources of sustainable income, expand the reach of the DSAA Foundation, and provide opportunities for young people and families for many years to come.
Again, this is not a request for Board members to invest or take on debt. The SBA financing would be the responsibility of Silverbackz Athletics Association LLC. I am simply asking each of you to bring your knowledge, ideas, experience, and vision to the table as we explore whether this opportunity makes sense for our future.

Proposed Gym Facility
100' × 160' — 16,000 Square Feet
For the proposed Silverbackz Athletics Association facility, we have received preliminary building cost information from ClearSpan Structures for two possible construction options. Both options provide a 100' × 160' structure, totaling approximately 16,000 square feet.
OPTION 1 — FABRIC STRUCTURE
Building Size: 100' × 160'
Total Space: 16,000 sq. ft.
Estimated Materials: $12–$14 per sq. ft.
Estimated Labor: $8 per sq. ft.
Estimated Building Cost:
Low Estimate: $320,000
High Estimate: $352,000
This option would allow SAA to construct the main athletic facility first while controlling the initial cost. A separate stand-alone section for locker rooms, bathrooms, offices, and other support areas could be constructed later as funding and program growth allow.
OPTION 2 — STEEL STRUCTURE
Building Size: 100' × 160'
Total Space: 16,000 sq. ft.
Estimated Materials: $17–$20 per sq. ft.
Estimated Labor: $15 per sq. ft.
Estimated Building Cost:
Low Estimate: $512,000
High Estimate: $560,000
The steel structure would provide a fully insulated building and would allow SAA to pursue more of the complete facility project up front rather than adding major sections later.
COST COMPARISON
Fabric Structure: Approximately $320,000–$352,000
Steel Structure: Approximately $512,000–$560,000
The fabric option represents an estimated initial savings of approximately $160,000–$240,000, depending on final material pricing and specifications.
